June numbers were up 11 percent. 11% higher was well above expectations for new home sales of up 2.3%, an added bonus in the numbers released today was the drop in inventory. The months supply of available new homes moved down to 8.8 months supply in June, that is down from 10.2 months supply in May. This is the highest monthly jump for sales in 8 years. This could be a sign that we are getting closer to or at a bottom. Prices were down 12 percent from last year. In the West the numbers were even more impressive up 22.6%. Lower prices and historically cheap mortgage rates are offsetting tight credit and a high unemployment rates. Another huge benefit right now is the first-time buyers tax credit of up to $8000.
