New Home Sales up 11%, blows doors off estimate of 2.3% for June

New home sales up 11% nationally, up 22.6% in the West

New home builders may be seeing a little light at the end of the tunnel. June numbers were up 11 percent. 11% higher was well above expectations for new home sales of up 2.3%, an added bonus in the numbers released today was the drop in inventory. The months supply of available new homes moved down to 8.8 months supply in June, that is down from 10.2 months supply in May. This is the highest monthly jump for sales in 8 years. This could be a sign that we are getting closer to or at a bottom. Prices were down 12 percent from last year. In the West the numbers were even more impressive up 22.6%.

The S&P/Case-Shiller home-price indexes, the closely watched gauge of U.S. home prices, posted their first month-to-month increase since 2006.The uptick in the index comes after almost 3 years of monthly declines....that is right 35 consecutive months of lower prices according Case-Shiller and finally a bit of light.

According to the latest quarterly survey of housing released by The Wall Street Journal, the housing market is recovering at different rates in different parts of the country. Real Estate trends are very localized and it is always important to get an expert in your specific area to make sure you understand the market dynamics, weather you are buying or selling, hire a pro.Data released by MDA DataQuick shows that home sales in Minneapolis, Southern California and the San Francisco Bay Area rose sharply in June 2009 while data from Miller Samuel Inc, shows that there was a drop in home sales in Manhattan, Long Island, N.Y., and Charlotte, N.C., among other areas. A number of factors including unemployment and extent of foreclosure are influencing housing market recovery. Parts of California and suburbs of Washington, D.C., which are known to be centers of employment, are showing signs of stability or recovery. Jody Kahn, an analyst at John Burns Real Estate Consulting, says that metro areas in Detroit, Phoenix, Las Vegas, Miami-Fort Lauderdale, Chicago, New York, Seattle and Portland, "still have a long road to recovery".

Existing home sales rise 3.6 percent in June in third straight monthly increase

Existing home sales rise but what does that mean to you?

 

If you watch CNBC or Fox News you saw existing home sales increased for

the third month in a row showing signs that the real estate market is stabilizing.

What does this mean to you if you live in North San Diego County? If you have

been considering buying a home in San Diego but have been waiting it means we

may have seen the bottom in many markets already and for some the bottom is

still out there to be hit. When hiring an agent to help you with your home purchase

you may want to ask questions like: How many months inventory are there in my

price range? How many homes are in escrow vs. the number of active properties for

sale in my price range? If you have been looking at North San Diego County coastal

condo's in Carlsbad over the past year you may have noticed the significant decrease

in inventory under $500,000.

There is only 2.8 months supply for condos $500,000 and below in Carlsbad.

to make the same statement (that depends) and then I have to ask if you are buying

or selling?, what city and price range are you buying or selling in?
